The tract has great access by 285th Street to the south and Emmett Avenue to the west, making up the remaining acres as road frontage. The farmland is classified as NHEL (Non-Highly Erodible Land) and a Wetland Determination was competed by the Wright County NRCS Office in 1998 and concluded there is half an acre of wetlands located in the north central part of the tract.
